The JW Marriott Hanoi: Sustainable Luxury

The JW Marriott Hanoi stands as a testament to Vietnam’s burgeoning presence on the global stage, showcasing a harmonious blend of innovative architecture, luxurious hospitality, and sustainable practices. Located in Hanoi’s new Central Business District, adjacent to the National Convention Center, the hotel’s unique design, inspired by the mythical dragon and Vietnam’s coastline, has garnered international acclaim.

1. Development

The JW Marriott Hanoi project was conceived by Bitexco Group, following their successful completion of the Bitexco Financial Tower in Ho Chi Minh City. The vision was to create a luxury hotel that would not only serve the National Convention Center but also become a symbol of Hanoi’s modern aspirations. The project, initiated in November 2009, was beset by various challenges, including a two-year delay due to financial difficulties. These setbacks necessitated adjustments to the original plans, such as the removal of planned tennis courts and landscaping to accommodate two villas.

The selection of Carlos Zapata Studio, a New York-based architectural firm, marked a significant step in the project’s development. Zapata’s design, a “reverse skyscraper” with a dramatic cantilevered structure, was chosen for its unique interpretation of Vietnamese mythology and its reflection of the country’s coastal landscape. The design required approval from the Ministry of Construction, a testament to the project’s importance within the National Convention Center campus. Marriott International, the hotel operator, played a crucial role in shaping the project, providing input and approvals throughout the design process. However, adhering to Marriott’s evolving brand standards proved challenging, particularly given the project delays and changes in design styles.

2. Design

The JW Marriott Hanoi’s design is a striking departure from traditional skyscraper architecture. The building’s form, inspired by the mythical dragon and Vietnam’s coastline, is characterized by its cantilevered structure and curved shape. This unique design presented significant engineering challenges, requiring the expertise of international consultants like Leslie E. Robertson Associates for structural engineering and DSA Engineering for MEP systems. The building’s podium level houses two ballrooms, meeting facilities, dining areas, parking, and back-of-house functions, while the tower above accommodates guest rooms, suites, an executive lounge, a rooftop pool, and a fitness center.

The design also prioritized accessibility, incorporating wider corridors and adapted bathroom facilities, exceeding local requirements and reflecting a commitment to inclusivity. The extensive use of glass in the building’s facade maximizes natural light and offers panoramic views of the city and the adjacent lake. The interior design, overseen by firms like Peter Silling & Associates and DWP | Design Worldwide Partnership, emphasizes elegant finishes and a modern aesthetic, reflecting the JW Marriott brand’s commitment to luxury.

Construction Process & Methods

The construction of the JW Marriott Hanoi was a complex undertaking, requiring close collaboration between international and local teams. Turner International – Vietnam served as the construction manager, employing a PM/CM as agent, fast-track delivery method. The project faced challenges related to the availability of skilled labor in Vietnam and the complexity of managing teams across nine different countries. To address these challenges, the project team implemented rigorous safety training programs and established English as the common language for communication.

The construction process involved innovative techniques, including the use of structural steel and cantilevered design elements, which were relatively unfamiliar to local construction firms. International consultants provided expertise and training to local contractors, ensuring the successful implementation of these complex design features. The project’s successful completion, despite these challenges, is a testament to the effective collaboration and project management employed by the construction team. The use of bored piles, as detailed in project reports, further highlights the attention to detail and commitment to quality in the construction process.
