Marina Central Tower, a prominent addition to Ho Chi Minh City’s skyline, stands as a testament to Vietnam’s burgeoning economic growth and increasing integration into the global market. Previously unnamed, this 55-story, 240-meter skyscraper, part of the Grand Marina, Saigon complex, is poised to become a landmark in the city’s central District 1. Marina Central Tower is a mixed-use development incorporating Grade A+ office spaces, high-end retail outlets, and exclusive dining experiences. As a component of the world’s largest Marriott branded residence complex, the tower benefits from a strategic location within a 10-hectare masterplan. Its direct connection to Ba Son Metro Station makes it the first transit-oriented office building of its kind in the city, offering unparalleled connectivity and convenience.

2. Development and Design

Developed by Masterise Homes and managed by Mace, a firm with a proven track record in managing iconic projects worldwide, Marina Central Tower adheres to the highest international standards. The tower’s design emphasizes modern aesthetics, functionality, and sustainability, targeting LEED Gold certification. The building’s architecture maximizes natural light and incorporates green spaces, reflecting a commitment to environmental responsibility.

3. Construction

The construction of Marina Central Tower involved a multi-stage process. Initially, deep foundations, likely bored piles or diaphragm walls, were installed to ensure stability given the site’s proximity to the Saigon River. Five basement levels were then constructed, incorporating a direct connection to the Ba Son metro station. The 55-story superstructure utilized reinforced concrete, with the complex terraced design requiring meticulous planning and coordination.

BM Windows, the façade contractor, employed a unitized system, prefabricating large façade sections off-site for improved quality control and faster installation. A spider crane technique facilitated the high-altitude installation of these panels, which included decorative aluminum cladding and integrated lighting. Interior fit-out focused on Grade A+ office spaces with raised flooring and advanced technology, along with distinct retail environments within the podium. Mace oversaw the project, targeting LEED Gold certification through sustainable practices.

Despite an initial 2023 completion target, the project faced delays, likely due to the pandemic, with the structural framework completed in May 2024 and façade nearing completion by October 2024, and construction completion in May 2025.
